Swimming Pool Plans on Hold for Archaeological Survey

Plans for a new private swimming pool in the affluent seaside village of Old Hunstanton have been approved by West Norfolk Council, but construction will be delayed pending an archaeological investigation of the site.

The proposed 15-metre by 3-metre pool is set to be built in the rear garden of a property on Wodehouse Road, an exclusive street known for its high-value homes. However, a planning condition requires that no work commence until a detailed archaeological scheme has been agreed upon and implemented.

A report by the council’s historic environment officer highlights the potential significance of the site. According to the report, the development area lies just north of locations where previous finds, including multi-period artefacts and possible medieval to post-medieval building remains, have been uncovered through fieldwalking and stray discoveries.

“The concentrations of building materials suggest the presence of a medieval settlement in the vicinity,” the report states, adding that the planned development could impact important heritage assets.

To safeguard any archaeological interests, the council mandates a written scheme of investigation, with all groundworks conducted under archaeological supervision and control.

Wodehouse Road, named after famed author P.G. Wodehouse who spent time nearby in the early 20th century, is one of West Norfolk’s most prestigious residential areas, with average house prices reaching approximately £1.1 million last year, according to property portal Rightmove.

Despite its exclusivity, the street has recently been the focus of local disputes, including planning controversies and conflicts over parking enforcement that have affected residents and visitors alike.
